The aim of this special issue is to highlight the best contributions to the ESPI-IREC 2024 real estate conference. As a result, the contributions submitted cover a wide range of topics coming from the 15 sessions held during the conference. The aim of our proposal is to highlight emerging research, particularly from young academics and emerging institutions, against the backdrop of the recent crisis in the European real estate sector.
The European real estate industry is facing the uncertainties of a dual crisis: cyclical (monetary policies and rising credit, materials prices, falling public subsidies, property vacancies) and structural (environmental and demographic challenges, growing inequalities in access to housing).
This context has given rise to several lines of research: the first concerns the reassessment of investor risk in real estate, and the new measurement techniques required to achieve this – including IA and the use of massive data. Another concerns the refocusing of markets on residents and the main players in the city’s fabric, as to foster social sustainability and affordability. The last one deals with the imperative of renewal, reuse and recycling in real estate. All these themes are now marked by a certain urgency, reflected in new research methods and positions from the authors who will be contributing to the special issue.
